What are the 3 P’s and why are they important?

P # 1 PREPARE

1. a.Minimalize, neutralize and de-clutter your home and grounds.
   

2. b.Professional like photos will be taken by Gary to showcase your homes most sellable features and amenities.
   

3. c.Professionally STAGE your home when necessary.
   

4. d.Contract with a Professional Home Inspector to thoroughly go through your homes mechanical systems and overall condition and make repairs where needed.
   

5. e.Provide an AHS Warranty covering both you the seller as well as the purchaser of your home for 1 full year after the sale. Free to you the Seller during the entire listing of your home - Ask Gary for details on this must have product!
   

P # 2 POSITION

1. a.Gary will do his due diligence by examining the current market using the local MLS database.
   

2. b.Gary recommends contracting with a professional local appraiser to further fine tune the exact market value of your home. Your property must be positioned in the top 3 in comparison with other similar homes that are for sale.
   

3. c.Avoid at all cost being the most expensive home in your neighborhood or school district in your price range!
   

P # 3 PROMOTE

1. a.We will strategically position carefully chosen photographs of your home on more than 35 local, national and international websites like Realtor.com, Yahoo, Google, Zillow, Trulia, Homes.Com, Lancaster County MLS and of course our own website.
   

2. b.As a licensed Realtor for over 18 years Gary has compiled an extensive database of over 3,000 emails, names and address to which to market your home.
   

3. c.Gary networks both professionally with his Realtor peers as well as through social media outlets like Facebook and CraigsList.org to promote your home.
